Condition reports drafted from your survey notes
Talk through the building, add your notes and photos, and Report Metric drafts the condition schedule: one item per defect, grouped by element, each with a condition rating, a timescale and the source it came from. You enter every cost, the software adds them up, and nothing is issued until you sign it off.
How each item is set out
- A reference and the element, from your firm's own element list (for example Roof, External walls and cladding, Mechanical services, Fire safety).
- Where on the building, in your words (for example "Eaves, bays 1 to 4").
- A condition rating of 1, 2 or 3, with the meaning of each rating written in your firm's own words.
- A timescale: Immediate, Year 1, or Years 2 to 5.
- The action, and any document to ask for (for example a gas safety record).
- The source: a quote from your notes, or the photo that shows it.
Costs stay with the surveyor
The draft never contains a cost, even when your notes mention one; a sum of money in a draft item is flagged, and one in the summary holds the report for checking. You type each cost against its item. The software, not the AI, adds up the totals by element and by timescale.
Limitations and summary
Limitations are drafted only as your evidence states them, for example a roof seen from the access hatch only. The summary says what was inspected and its overall condition in two to four plain sentences, with no counts and no costs: the report shows those.
What it covers, and what it doesn't
Report Metric drafts the condition schedule. It doesn't write the building description, or the statutory compliance, legal or planning sections of a full technical due diligence report; those stay with your team. See technical due diligence.
Common questions
Does the AI decide the condition rating?
It proposes the rating your notes support, using your firm's meaning for each rating. Where the notes don't say how bad something is, it writes "Not stated". You check and change any rating before you sign off.
Can we use our own rating definitions?
Yes. The scale is 1 to 3, and what each rating means is written in your firm's own words. The element list is yours too.
Why won't it write costs?
Costs are your judgement, so the AI is not allowed to put money in a draft. You enter every cost and the software works out the totals by element and timescale.
What if my notes say "one to two years"?
Where the words fall across two timescales, the draft uses the sooner one and flags the item for you to check.
Can it draft from a recording of me walking the building?
Yes. Record the walk-round in Note Metric and add the transcript and photos. Typed notes work too.
Try it on the reports you write
Report Metric is in early access. AI Metric sets up each firm's workspace with its own report types, wording and branding, and shows it working on made-up site notes first.
