The condition schedule for technical due diligence
Report Metric drafts the condition schedule section of a technical due diligence report from your site walk-round: items by element, each with a rating, a timescale and any document to request, tied to its source. Your team adds the costs, checks every item and signs off.
What it drafts
- Items grouped by element, from your own element list.
- A condition rating of 1 to 3 in your firm's own wording, and a timescale: Immediate, Year 1, or Years 2 to 5.
- Documents to request, for example a gas safety record not seen on site.
- Limitations as your evidence states them, and a short summary of what was inspected.
Costs over five years, added up for you
You enter a cost against each item. The software adds up the totals by element and by timescale, so the cost table for Immediate, Year 1 and Years 2 to 5 comes from your figures, never from the AI.
What stays with your team
The building description, statutory compliance, legal and planning matters, every cost, and the conclusions you give your client. Report Metric drafts the condition schedule; it is not a full technical due diligence report.
Common questions
Does it produce a full technical due diligence report?
No. It drafts the condition schedule section. The rest of the report stays with your team.
Can it use our rating definitions?
Yes. The scale is 1 to 3 and each rating's meaning is written in your firm's words.
How does it handle documents we didn't see?
Where your notes say a document was not seen or should be asked for, the item names it, so the request list comes from the walk-round.
Try it on the reports you write
Report Metric is in early access. AI Metric sets up each firm's workspace with its own report types, wording and branding, and shows it working on made-up site notes first.
