Sample reports

Three sample reports for one fictional property, Example Park: technical due diligence for engineering services, a 10 year planned maintenance plan and an EPC improvement plan. They show the layout and the evidence trail Report Metric is being built towards. Every building, person, figure and photo in them is made up.

What Report Metric drafts today

Version 1 drafts snagging reports and condition schedules from notes, walk-round recordings and photos. The three report types below are in development: these samples were laid out to show where it is going, not drafted by the software. In every report your reviewer enters the costs, and in an EPC plan the ratings and savings come from your energy assessor's model.

Technical due diligence for engineering services

Pages from the sample technical due diligence report: the cover, the costs by element and timescale with the schedule of recommendations, and the photo schedule
Acquisition report for a property completed in 2020: an executive summary, each building service in turn, costs by element over five years, enquiries for your solicitor and a photo schedule. Every recommendation lists the photo and the recording time it came from.

10 year preventative maintenance plan

Pages from the sample 10 year PPM plan: the cover and the landscape schedule with a cost column for each year
The same property's services over ten years, asset by asset: install year, condition, expected life, the year each cost falls, and the statutory servicing behind the annual allowance. The year and cumulative totals are worked out by the software.

EPC improvement plan

Pages from the sample EPC improvement plan: the A3 cover and the summary page with site photos, the MEES position and the rating chart
An A3 plan to bring the property to EPC B before the proposed 2031 standard for rented buildings over 1,000 m²: improvement measures, combined packages and the baseline model, with the regulatory position dated so the reviewer checks it before issue.

See it draft live

Six of the Example Park survey photos: the main building, the boilers, the condensing units, the fire alarm panel, an electric water heater and an extract cowl on the roof
Some of the 20 photos in the Example Park demo. They are generated images of a fictional building.

In a demo, Report Metric drafts the Example Park condition schedule in front of you from the walk-round notes and photos: items by element, each with a rating, a timescale, any document to request and its source. You then review it, add the costs and sign it off.

Common questions

Can Report Metric draft a full technical due diligence report?

Not yet. Version 1 drafts the condition schedule section. The full engineering services report shown here is in development.

Where do the costs come from?

Your reviewer enters every cost. The software adds up the totals; the AI never drafts a sum of money.

Does Report Metric calculate EPC ratings?

No. EPC ratings and energy savings come from your accredited energy assessor's model and are typed in. The plan sets out the measures, packages and costs around them.

Are these real buildings?

No. Example Park is a fictional property and the photos are generated images. No client's reports, photos or recordings are used.

Try it on the reports you write

Report Metric is in early access. AI Metric sets up each firm's workspace with its own report types, wording and branding, and shows it working on made-up site notes first.
